The Global Real Estate and Workplace Services team is looking for a Real Estate Project Manager to lead office, lab, and manufacturing related capital and expense projects across the BrightDrop Real Estate portfolio. You will lead projects ranging from driving capital investments--such as new office build outs, office remodels, re-stacks, and facilities equipment installations --to expense projects such as demolition and decommissioning of office spaces.
This is a highly-visible role in which you will partner with cross-functional teams and Business Unit leaders. You will engage with stakeholders throughout all phases of project execution, simplify our operations, and help lead us towards the future state of our workplace.
In this role, you will: ● Manage entire project execution process throughout project lifecycle; act as key point of contact and BrightDrop representative throughout the design, permitting, build-out and close-out processes. ● Lead planning process for strategic projects & initiatives; develop strategic forecasts for workplace utilization and execution against capital & expense budgets. ● Manage capital project budgets in relation to fiscal year capital expense budgets & long range plans; manage commitments and change orders including monthly accrual process ensuring adherence to finance requirements. ● Leads collaboration with REWS functions (Portfolio Strategy, Workplace Planning, Design and Construction, Delivery, EHS), IT, Cybersecurity, HR, and Legal to understand stakeholder needs and project finances, and to provide input on costs and timelines for projects within one or multiple regions ● Make effective presentations of technical material to non-technical people, both written and verbal; build and lead effective work teams for midsize to large programs. ● Travel to BrightDrop offices throughout the U.S. (approximately 25%)
Additional DescriptionWhat we look for: ● 6+ years of professional project management, construction management, and/or facilities capital project management experience leading project portfolio ● Bachelor's degree or equivalent in engineering, construction management, or related field ● Effective verbal and written communication skill; ability to communicate and collaborate with senior management ● Planning and organizing skills to manage multiple project priorities and coordinate multiple vendors ● Analytical & decision making skills that integrate technical and business factors ● Fluency in reading and evaluating construction plans (e.g. -- architectural, mechanical, electrical, plumbing, structural, etc.) ● Understanding of building code and impact on tenant improvement projects ● Ability to use construction project management related software tools (e.g. -- Procore, AutoCAD)
The expected base compensation for this role is: ($95,560 - 144,720 USD Annual). Actual base compensation within the identified range will vary based on factors relevant to the position.
Bonus Potential: An incentive pay program offers payouts based on company performance, job level, and individual performance.
