Building operations liaison
Liaison between plant organization and Facilities organization
Liaison between internal and external service providers
Provide operating plant's site and building facilities expertise
Assume responsibility for sustaining the existing facility assets
Manage 5 yr forecast for asset refurbishment project requirements
Manage and deliver site and building facilities projects required to support manufacturing operations
Utilize PDPM process for delivery of projects <$1 million
Utilize SW (Sustainable Workplaces) Common Project Delivery Process as applicable
Provide site requirements and local support for major corporate and product programs managed by others
Assist Manufacturing Engineering during major product programs
Assist in diagnosing repairs
Prepare engineering calculations as required
Lead Facilities maintenance personnel with the operation of plant systems: Including but not limited to:
HVAC
Fire pumps - maintenance and testing
Powerhouse operation
Tank Farm - operation and spill prevention
Fire protection - halon, CO2, sprinklers, water flow detection
Power distribution Including Plantwide Buss System and WFG supported equipment
General building and non-process lighting - interior, exterior, emergency
Security systems - cameras, card access, fire and watch
Data distribution systems
Non-process power backup systems - UPS for computer room, diesel generators, etc.
Evacuation sirens
Facility related control systems
Energy conservation
Archive site drawings and documentation
Manage facility data and utilize CAFM process for maintenance of records and information
Track status of facilities related issues
Interface with other SW units on facilities issues
Support IRI inspections (Industrial Risk Insurers)
Coordinate regional maintenance contracts/blankets
Engineering support for plant utilities and environmental operations
Coordinate and implement corporate programs with Facility Engineering
ACAP - system upkeep, condition assessments
Safety
Promotes safe work practices as the highest priority and implements objectives for ergonomics, health/safety, and housekeeping
Fall Hazard - design, site inspection, recommendations
Proper lockout procedures
Review contractor's safety plan and safe working procedures and pre-task plans per Safety Contract Management.
Scheduled and perform health and safety tours
Maintains good working relationships with peers, hourly employees, union, management, supplier community and interfaces with necessary support functions outside plant
Disaster Recovery Planning coordination
Quality
Support and implement GMS
Investigate equipment problems utilizing the Practical Problem Solving Process
Support suggestion program
Work with Plant Engineering and Maintenance to promote common systems and best practices
Develop continuous improvement initiatives
Lead preventive and predictive maintenance programs
Oversee the implementation and management of common process initiatives according to guidelines published in the FM Manual
Responsiveness
Categorize and prioritize Service Provider and Contractor work
Develop and monitor planning timetables and project schedules
Report planning progress to all departments impacted
Develop and maintain a corporate database of facilities needs based on local plants forecasts
Implement a lessons learned database
Identify potential regional or corporate programs
Initiate local projects required to sustain the existing assets
Cost
SA (Service Agreement) Contract Administration
Develop forecast for plant and corporate database
Estimate cost for new projects
Develop cost savings initiatives
Total costs analysis
Approve invoices (materials purchased and received, engineering, etc.)
Assist the plant in minimizing operating cost
Environment
Implement / support all Environmental initiatives
Demonstrated knowledge and ability to implement and apply GMS principles
Demonstrated technical and professional skills in job-related area required
